4Stamp Release: Certificate Fields And Amending Completed Certificates

Amending Signed Certificates

We understand that SDLT verification often takes place close to completion, once transaction details have been finalised. However, this can sometimes mean that valuable tax-efficiency advice is too late to be acted upon.

To help address this, we’ve introduced a new feature that allows you to request a signed certificate to be “unlocked”. This enables you to update the details and reissue the certificate for signature if the transaction changes. Our goal is to support earlier engagement to ensure transactions flagged as“Need Advice”can benefit from timely input and better outcomes.

Please note: until a certificate has been signed (“Completed”), you can continue to amend transaction details and resubmit for recalculation and verification as before. This new option is only visible on Completed cases.

New Certificate Fields for Conditional Scenarios

To enhance clarity and accuracy, we’ve added new dynamic fields to the certificate that appear in specific scenarios. Where the SDLT payable depends on an event occurring before completion, for example the disposal of another property, the certificate will now display both an alternate tax payable amount and a clear description of which amount applies in each case.

This improvement ensures that the correct SDLT value is explicitly stated for all possible outcomes, while still allowing the purchaser to sign and complete a single certificate that covers both scenarios.
